The course will review the process of buying and selling a co-op and what licensees, buyers and sellers must know. It will identify the documents needed in a co-op sale and the board interview process. The course will describe any legislation that affects the co-op transaction. What impact the Fair Housing Laws have on the real estate agent and their business practices. The history and legacy of segregation<P> Are we working with buyer, seller, landlord, tenant, etc. with the same level of care OR are we treating them differently because of a perceived stereotype or their protected class? <P> Are we as real estate agents aware of the fact that we are in the forefront of providing a service that enables the consumer to have a roof over their heads thus creating stability in the life of that consumer How are we taking this responsibility on? What sort of processes (Quality Control) do real estate agents have in place to make sure they are doing their best to provide equal and fair service to all? <P> Are real estate agents consistent in our application of the fair housing laws to all? <P> Are real estate agents treating everyone fairly? <P> This course is to serve several purposes and to discuss the process of why the behavior exists and what steps we need to take as real estate agents to minimize a negative impact on and in the housing process and more importantly, what steps we should take proactively to resolve this issue in our real estate practice. <P> To encourage agents and members to think about their behaviors and how they affect people around them.
